2Q Manhattan Market Report: Sales Show Seasonal Uptick
- There were 2,650 sales that closed this quarter, up 10.7% from last quarter but down 3.8% from last year.
- The average sales price was up 9.3% this quarter, attributable to seasonal sales.
- The median sales price dropped 8.7% from last quarter and 5.5% from last year, to $850,000.
- The price per square foot is up slightly, increasing 4.2% from last quarter and 1.6% from last year
- Days on the market continue to creep up, with an added 9 days from last quarter and 31 from last year.
- Active listings jumped 6.1% from last quarter, again attributable to season, but dropped 1.1% from last year.
- The gap between listing price and asking price is down one percentage point from last quarter and 9 percent from last year.
